The prep is the job. The paint is just what you put on after the prep is right. Gulf-front elevations take more UV and more salt than anything two blocks inland, and they age at a different rate.
Pace properties vary a lot block to block, so the scope gets written on site. Floors and fixtures covered, edges cut by hand, two coats unless the colour change says otherwise.
